Thankfully, the Environmental Protection Agency has banned the use of asbestos. Asbestos was once thought of as a wonderful and useful material for the construction of buildings. Unfortunately, it turned out that asbestos is highly toxic to humans, and it can cause serious, even fatal, health problems to develop years after a person experiences exposure.If you have a garage on your home that is constructed from asbestos materials and you are thinking of asbestos garage removal, there are many necessary procedures you need to follow in order to minimize the risk to you and anyone else in the area.The following guidelines should be read and adhered to by anyone who is attempting to remove asbestos from their garage. In fact, only a licensed asbestos removal contractor should perform l, due to the danger involved and the knowledge of procedures.

AsbestosIf you are an Employer
Recent regulations have introduced a new and explicit duty to manage the risk from asbestos and these apply to all who own, occupy, manage or have responsibilities for non-domestic premises.

You are required to assess whether asbestos containing materials are present in your premises and, in some instances, this may require a survey to be carried out by an independent specialist contractor, dependant on the nature of the premises and the size of the company. For smaller organisations and new premises, this may be carried out internally by a competent person using existing plans. Premises built after 1985 are unlikely to contain much, if any, asbestos products.

If you suspect that you have asbestos in your home
The general rule is to always leave asbestos alone as it is usually safe unless damaged or disturbed. Paint indoor materials with an alkali resistant paint such as PVA emulsion, and never sand, drill or saw asbestos materials.

Always seek advice before removing asbestos. Do NOT attempt to remove asbestos lagging, spray coatings or insulation board on your own as these materials can only be safely removed by a specialist contractor who is licensed to remove asbestos. Sometimes it may be necessary to pay for a sample to be taken to determine if asbestos is present and to identify the type.

Always Remember
Fibrous asbestos is very hazardous and we recommend using a contractor who is a member of ARCA (Asbestos Removal Contractors Association)

Avoid breathing asbestos dust.

Asbestos is dangerous and must always be handled carefully. Undamaged sheets may be transported unwrapped, but broken pieces and dust (which should always be mopped up with a damp cloth) should be securely sealed in a strong plastic bag.

Handy tips on asbestos removal:

Remember to work with most asbestos material you will require a licence, however if you should encounter some small amounts of asbestos it may be possible for you to deal with this yourself, but only if you have suitable experience and please always remember to check with the Health & safety Executive first as ALL asbestos work is notifiable.


To safely remove asbestos from your garage, or perform asbestos abatement:

1. Wear protective clothing from head to toe when performing an asbestos garage removal. This includes gloves, face mask, and appropriate covering for all other areas of your body. After the asbestos is removed, all of the protective clothing and gear will need to be disposed of.

2. Prepare the work area by removing everything that is not asbestos related and covering everything else with sheets of polythene that can be disposed of after the removal.

3. The area where the asbestos removal must take place must be wet down or dampened. This is to prevent the presence of asbestos dust. If the asbestos particles rise into the air in the form of dust, then the risk for humans increases greatly.

4. Take care not to break the asbestos materials apart during the removal process. This is so that the presence of asbestos fibers in the air is minimized. These fibers, if disturbed, will adhere to all surfaces that are unprotected. That is why it is very important to cover everything that must stay in the area during the asbestos garage removal, including yourself.

5. Wrap all of the asbestos materials in polythene sheeting and tape securely. The materials will need to be transported to a designated disposal area for hazardous materials.

6. Inspect the area for asbestos debris after the asbestos garage removal. The area will need to be properly cleaned.Asbestos is a highly dangerous material. It is absolutely recommended that you do not perform the removal of asbestos yourself, and that you contact a licensed asbestos removal contractor to do the job in the safest manner possible.

What is Asbestos?Asbestos is a naturally occurring fibrous material that has been a popular building material since the 1950s. It is used as an insulator (to keep in heat and keep out cold), has good fire protection properties and protects against corrosion.

Because asbestos is often mixed with another material, it's hard to know if you're working with it or not. But, if you work in a building built before the year 2000, it's likely that some parts of the building will contain asbestos.

Asbestos is found in many products used in buildings, including ceiling tiles, pipe insulation, boilers and sprayed coatings.

Sprayed coating
Found as fire protection on structural supports (eg columns and beams).

It is a high hazard asbestos product and can generate very high fibre levels if disturbed.
Pipe Insulation
Asbestos thermal pipe lagging is a high hazard asbestos product.
Asbestos insulating board (also referred to as AIB) ceiling and door panels
AIB is a high hazard asbestos product and can generate high levels of fibres if the board is cut or drilled.
AIB window panel
Like other AIB, this is a high hazard asbestos product, and if in good condition should be left undisturbed.
Floor tiles
Vinyl (PVC) or thermoplastic tiles contain asbestos.
Asbestos cement roof sheeting
Asbestos cement sheeting is often found on industrial building roofs and walls.
Textured decorative coating (such as Artex)
Textured coatings contain a small amount of asbestos. The asbestos is well bonded and fibres are not easily released. However, it is still an asbestos product, and as such, needs to be worked with safely.
